PARTIES
This Residential Lease Agreement ("Agreement") is entered into on Invalid Date by and between:

LEASE TERM

RENT

GENERAL PROVISIONS
This Agreement shall be governed by the laws of the State of New York.
This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements.
Any modifications to this Agreement must be in writing and signed by both parties.
If any provision of this Agreement is held to be invalid, the remaining provisions shall remain in full force.
Waiver of any breach shall not be deemed a waiver of any subsequent breach.
State-Required Provisions
SPRINKLER SYSTEM DISCLOSURE (N.Y. Real Prop. Law §231-a): This lease conspicuously discloses whether an operative sprinkler system is maintained in the leased premises, as indicated in the lease terms. If a system is present, the landlord shall provide the maintenance and inspection history.
SECURITY DEPOSIT CAP (HSTPA 2019): For residential tenancies, the security deposit (plus any advance) may not exceed one month's rent. The deposit must be returned within 14 days of the tenant vacating, with an itemized statement of any deductions.
BED BUG DISCLOSURE (NYC): For units in New York City, the landlord must provide the building's bed bug infestation history for the previous year using the required disclosure form.
