PARTIES
This Residential Lease Agreement ("Agreement") is entered into on Invalid Date by and between:

LEASE TERM
The lease term begins on Invalid Date and ends on Invalid Date, unless renewed or terminated earlier in accordance with this Agreement and applicable law.
RENT
Tenant agrees to pay Landlord [monthly_rent] per month as rent for the Premises.
Rent is due on the 1 day of each month, payable by check ach.
A grace period of 5 days is granted before late fees are assessed.

SUBLETTING: Tenant may not sublet or assign this Agreement without prior written consent from Landlord.
QUIET HOURS: Quiet hours are observed from [noise_quiet_hours]. Tenant agrees to keep noise at a reasonable level at all times.
UTILITIES AND MAINTENANCE
Tenant shall be responsible for all utility costs associated with the premises, including but not limited to electricity, gas, water, and internet.
Lawn and yard maintenance is the responsibility of the Tenant.
Tenant agrees to maintain the Premises in a clean and sanitary condition and shall not commit or permit waste to the property.
Tenant shall promptly notify Landlord of any repairs needed or damage to the Premises.
GENERAL PROVISIONS
This Agreement shall be governed by the laws of the State of California.
This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements.
Any modifications to this Agreement must be in writing and signed by both parties.
If any provision of this Agreement is held to be invalid, the remaining provisions shall remain in full force.
Waiver of any breach shall not be deemed a waiver of any subsequent breach.
State-Required Provisions
CALIFORNIA DISCLOSURES (Cal. Civil Code §1940 et seq.): This dwelling is subject to California law governing habitability. Landlord warrants the premises are habitable and will remain so throughout the tenancy.
SECURITY DEPOSIT CAP (Cal. Civil Code §1950.5, as amended by AB 12, eff. July 1, 2024): The total security deposit may not exceed one month's rent. A "small landlord" — a natural person, or an LLC in which all members are natural persons, who owns no more than two residential rental properties comprising no more than four total units — may collect up to two months' rent, except that no landlord may collect more than one month's rent from a tenant who is an active-duty servicemember.
SECURITY DEPOSIT RETURN (Cal. Civil Code §1950.5): The security deposit shall be returned within 21 days of lease termination, with an itemized statement of any deductions.
MEGAN'S LAW (Cal. Civil Code §2079.10a): Notice — Information about specified registered sex offenders is made available to the public via the Department of Justice website at www.meganslaw.ca.gov. Depending on an offender's criminal history, this information will include either the address at which the offender resides or the community and ZIP Code in which they reside.
BED BUG DISCLOSURE (Cal. Civil Code §1954.603): Landlord has provided information about bed bugs, including behavior and biology, the importance of cooperation for prevention and treatment, and the importance of prompt written reporting of suspected infestations to the landlord.
SMOKE/CO DETECTORS: Landlord certifies that all smoke detectors and carbon monoxide detectors are installed and in working order as required by California law.
RENT INCREASE NOTICE (AB 1482, Tenant Protection Act of 2019): For covered properties, annual rent increases are limited to 5% plus local CPI, not to exceed 10% total, after 12 months of tenancy.
