State-Required Provisions
ILLINOIS NONPAYMENT DEMAND (735 ILCS 5/9-209): A landlord must serve a written 5-day demand for rent. If the tenant fails to pay within 5 days after service, the landlord may terminate the lease and file a forcible entry and detainer action.
ILLINOIS LEASE VIOLATION NOTICE (735 ILCS 5/9-210): For non-compliance with any terms of the lease (other than nonpayment), the landlord must give the tenant a written 10-day notice to quit.
ILLINOIS MONTH-TO-MONTH TERMINATION (735 ILCS 5/9-207): A landlord must provide the tenant with at least 30 days' written notice to terminate a monthly tenancy.
